Phase I/Phase II Environmental Site Assessment (ESA)

All GSS Phase I and Phase II ESA’s are performed in strict conformance with ASTM Standard E1527-13 (Phase I) and ASTM Standard E1903-11 (Phase II). Phase I ESAs are the “gold standard” for environmental due diligence related to property lease and transfer projects.

GSS Phase I’s include but are not limited to:

  • On-site reconnaissance and photographs
  • Owner/occupant interviews
  • Comprehensive records search as per ASTM Standards
  • Historical maps and research
  • Review of property title and ownership records

If Recognized Environmental Conditions are identified (as per ASTM definition) and sampling is the most viable option for contaminant identification then Phase II scopes are designed on a project specific basis.
